Do you need a permit to develop a basement in Calgary?
Almost always, yes. Developing a previously unfinished basement requires a building permit from the City of Calgary, and the plumbing, electrical, and gas work inside it carries its own trade permits and inspections. Renovating an already-finished basement needs permits when you move plumbing, alter circuits, add a bedroom, or touch structure; purely cosmetic updates — paint, flooring, trim — generally don't. Practically, this is our paperwork, not yours: we identify what your project needs during scoping, pull the permits, and schedule the inspections as part of the build. An unpermitted basement tends to resurface at the worst time — usually when you sell — so if a contractor suggests skipping the permit "to save time," that's not a savings. Egress windows and legal basement bedrooms
A basement room only counts as a bedroom when someone can get out of it in an emergency — which is what an egress window is: an opening big enough to escape through, at a height code allows. Once permits are in hand and materials confirmed, most open-plan developments take roughly six to eight weeks on site, and developments with a bathroom or suite-level complexity run longer — commonly eight to twelve. The build sequence has a built-in pause competitors rarely mention: rough-in inspections must pass before insulation and drywall close the walls, and we book those inspections ahead so the site isn't idle. Can you renovate a basement that's already finished?
