This is the question the other guides skip, and it's the one that sends people to Reddit. How can the same double garage be quoted at under $20,000 and over $90,000? Because those are three different products wearing the same name:
- Supply-only kits and material packages — lumber, trusses, and a door delivered to your lot. No concrete pad, no permits, no labour. The cheapest headline number, and the least finished thing.
- Package base prices — a set spec on a perfect, level, lane-accessed lot. Often a real deal — but concrete upgrades, electrical service, demolition of the old garage, or grading are frequently extra, and they're not small.
- Turn-key builds — everything from the drawings through the final inspection, on your actual lot with its actual quirks.
Same garage on paper, honestly different scopes. So when you compare quotes, compare the scope, not the headline. Ask each one:
- What's the slab and footing spec — floating, or engineered grade beams?
- Are permits included and pulled?
- Is electrical service included, or just the rough-in?
- Is demolition or grading in the price?
- Who cleans up and hauls away?
The lowest number is usually the one that answered "extra" to the most of these. Packages aren't a scam — they're a legitimate, economical choice on a standard lot — but you have to know which product you're pricing.

If you're picturing a suite above the garage, know that it changes the category completely. A garage with a legal suite is a second dwelling — engineered floors to carry living space, full plumbing, its own electrical, fire separation, egress, and a heavier development-permit path — so it costs several times what a plain garage of the same footprint does, well into six figures. It's a different project with different economics.
